Camp Pendleton and Miramar both have multiple gates with wildly different traffic. Ask people in your unit which gate they use and how long it actually takes at your report time before signing a lease 20 miles away.
Local tip: Commutes here are directional and gate-specific. A 12-mile drive can be 20 minutes or 70.
Privatized military housing communities serve every installation and remove the rent-versus-BAH math entirely. Waitlists vary by bedroom count and rank. Off base, BAH in San Diego is high because the market is expensive — but so is the market, and many families still pay out of pocket to get the neighborhood or schools they want.
The base support centers handle relocation assistance, financial counseling, spouse employment, new-parent support, and classes, all free. They're consistently underused by people who don't know they exist.
