    What drives the price beyond the neighborhood

    Parking

    In Pacific Beach, downtown, Hillcrest and North Park, a dedicated parking space is often a separate monthly charge or simply unavailable. Street parking in PB and OB is genuinely difficult.

    Local tip: Ask specifically whether parking is assigned, tandem, or first-come — 'parking included' can mean a shared lot with fewer spaces than units.

    Air conditioning

    Coastal buildings frequently have none because they historically didn't need it. Inland, AC is non-negotiable in August — and it shows up on your SDG&E bill.

    In-unit laundry

    Older San Diego stock leans heavily on shared laundry rooms. In-unit washer/dryer commands a real premium in the same building type.

    Age of building

    Pre-1980 buildings are cheaper and often larger, but expect single-pane windows, wall heaters and dated plumbing. Newer complexes charge more and add amenity fees.

    Mid-century houses and apartments, central to everything, ten minutes from the beach without beach prices. Popular with families and roommates.

    City Heights

    Mid-city

    One of the most affordable central areas and the most diverse, with excellent inexpensive food. Conditions vary block by block — visit at different times of day.

    Chula Vista

    South Bay

    Substantially cheaper than central San Diego with newer complexes on the east side. The tradeoff is a real commute north.

    Oceanside

    North County coastal

    The affordable coastal option, and the Coaster makes commuting to downtown workable without a car.
