    Small, tightly held and organized around the village, the beach and the racetrack. The hill lots have some of the best ocean views in the county; the flats put you steps from the sand at a premium.

    Anything in the Coastal Zone — most of La Jolla, Del Mar, Coronado and Point Loma's ocean side — needs Coastal Commission or local coastal permitting for significant work. Remodels take longer and cost more than buyers expect.

    A view is only as durable as the zoning and the neighbor's lot. Check height limits, existing entitlements next door and any recorded view easements before you pay a view premium.

    Bluff and slope stability

    Sunset Cliffs, Del Mar bluffs and parts of La Jolla have documented erosion. Get a geotechnical review, not just a general inspection, on any property near an edge.

    Insurance and fire zones inland

    Rancho Santa Fe and the inland gated communities sit in high fire hazard areas. Confirm carrier availability and premium early — it's a meaningful annual number at these values.

    Property taxes at full reassessment

    Buying at the top of the market resets the assessed value. Add roughly 1.1 to 1.25 percent of purchase price annually, plus any Mello-Roos in newer communities, when you model the carrying cost.
