Mostly 1970s–90s single-family tracts plus newer builds in Sky Ranch and Weston. Expect ~$750K–$900K for a 3BR, HOA fees on newer developments.
Santee School District feeds Grossmont Union High. Cajon Park and Hill Creek are the most requested elementaries; West Hills High is the neighborhood high school.
Highway 52 west to I-805/I-5, or the Green Line trolley from Santee Town Center to downtown. The 52 backs up hard 7–9am — leave before 6:45 or ride the trolley.
It's one of the best value family towns in San Diego County: single-family homes with yards, good parks and trolley access, at the cost of inland heat and a 52-freeway commute.
