Heavy new construction in San Elijo Hills and Rancho Tesoro; older ranch homes in Richmar and Lake San Marcos. 3BR homes run $900K–$1.3M; San Elijo Hills carries Mello-Roos.
San Marcos Unified is a major draw — Double Peak K–8 and Mission Hills / San Marcos High are the requested campuses. Cal State San Marcos and Palomar College are both in town.
Highway 78 is the artery and it crawls east–west at peak. Sprinter rail links Escondido to Oceanside; downtown San Diego is a 40–55 minute drive via I-15 or I-5.
It's one of North County's best school districts with newer housing and a 20-minute drive to the beach — the tradeoffs are Highway 78 traffic and Mello-Roos on newer tracts.
