North County Coastal
Oceanside has the most beach per dollar in San Diego County: 3.5 miles of sand, a 1,942-foot wooden pier, a Sunday farmers market that shuts down Coast Highway, and a downtown that's gone from sleepy to booked-out in a decade.

1950s beach bungalows in South O, condos downtown and by the harbor, and big affordable tracts inland toward Rancho del Oro. Beach-adjacent homes run $900K–$1.6M.
Oceanside Unified covers most of the city; eastern neighborhoods feed Vista Unified. El Camino and Oceanside High are the main public high schools.
I-5 south to San Diego is 45–60 minutes in traffic — long. The Coaster and Amtrak Pacific Surfliner both stop at Oceanside Transit Center, and the Sprinter runs east to Escondido.
It's the most affordable beach city in San Diego County with train access to both San Diego and LA. The trade-off is a 45–60 minute commute to downtown San Diego and block-by-block variation in the housing stock.
About 38 miles — 45 to 60 minutes by car on I-5, or roughly an hour on the Coaster train.
