1960s–80s ranch homes on quarter- to full-acre lots, plus custom hillside homes. Little new construction; inventory is tight.
Chula Vista Elementary feeds Bonita Vista Middle and High — among the strongest Sweetwater district campuses, with a well-known IB program.
I-805 and the 54 put downtown 15–20 minutes away; the Blue Line trolley is a short drive in National City or Chula Vista.
It's the top South Bay pick for families — good schools, big lots and a 15-minute downtown commute — but it's also the most expensive part of South Bay with very little inventory.
