A San Diego PCS is mostly a housing puzzle: BAH is generous by national standards and still tight against local rents, and where you land determines whether your commute is 15 minutes or 70.

The biggest PCS decisions in San Diego are commute and rent. On-base and privatized housing (Lincoln Military Housing) waitlists run weeks to months, so many families rent off base — expect $2,600–$3,600 for a 3BR in Chula Vista, Santee or Oceanside and considerably more in Coronado or Point Loma. Tour at rush hour: the I-5 and I-15 turn a 12-mile drive into 45 minutes.

Poway Unified (Mira Mesa, Scripps Ranch, 4S Ranch), Coronado Unified and San Dieguito in North County are the strongest districts. Chula Vista's Eastlake schools are solid and affordable. Every district has a military family liaison — contact them before you arrive to smooth mid-year enrollment and IEP transfers.
It covers a modest home in Chula Vista, Santee, Mira Mesa or Oceanside. In Coronado, Point Loma and coastal North County most families pay out of pocket above BAH.
Match the neighborhood to the base: Chula Vista and Eastlake for 32nd Street, Coronado or Imperial Beach for North Island, Point Loma for MCRD, Mira Mesa and Scripps Ranch for Miramar, and Oceanside or Vista for Camp Pendleton.
It varies by community and bedroom count but commonly runs weeks to several months, so apply as soon as you have orders.
Poway Unified, Coronado Unified and San Dieguito Union are the standouts, with Chula Vista's Eastlake schools offering strong value.
